Lot Report

  • The parcel record and the zoning district
  • The county record: year built, rooms, assessed values, the last sale and permits where the county lists them
  • The house as the street sees it: roof and exterior, and the age and typical life of what is visible, from a dated frame
  • Front, side and rear setbacks, height, coverage and floor-area ratio, each with its source: the city’s code with a quote checked on the page, Regrid’s published figure, or an estimate marked as one
  • The largest building footprint and story count after the coverage and floor-area caps
  • Site plan drawing and interactive 3D massing
  • A neighborhood map of the schools, parks, childcare, groceries, transit and doctors around the house, with walking times, and the nearest schools with the state’s ratings where the report finds them
  • The neighborhood illustrated: a picture of the places around the house, drawn by an AI image model
  • FEMA flood zone, a walkability score and ZIP-level home values and rents
  • Sun hours and shadows on the solstices and the equinox and the tree canopy, measured from the USGS lidar survey that covers the lot and dated by its flight month; where no public survey covers the lot, the report says so
  • Written feasibility report and a PDF you keep
  • Ask about this lot: a chat that answers from your report and recomputes what-ifs
Start with your address

Delivered as a web report, a PDF download and an email with the PDF attached. Without an account the online report stays open for 30 days and the PDF can be downloaded once; with a free account (your email, a code, no password) you can sign in and download it any time for at least 12 months. Because the report is generated for your address the moment you buy it, it is not refundable once delivered, except where the parcel data could not be retrieved.
