Terms of Service
Last updated: October 20, 2026
1. Who we are
LotLens is operated by Lotlens LLC, a Texas limited liability company (“LotLens”, “we”). These terms govern your use of lotlensai.com, the Lot Report and LotLens Model (the “Service”). By using the Service, buying a report or ordering a model you agree to them.
2. What the Service is — and is not
The Service compiles public parcel, zoning, flood and market data for a single address and computes an indicative building envelope, a walkability score and a written analysis. It is information, not advice. It is not a survey, an appraisal, an engineering or architectural opinion, legal advice, or a permit. Zoning rules, overlays, deed restrictions, easements and platted building lines can differ from what a report shows. You must verify anything you rely on with the city, the county and licensed professionals before buying, selling, designing or building.
3. Purchases and refunds
A Lot Report is a one-time digital purchase for one address. Payment is processed by our reseller and merchant of record, Paddle.com Market Ltd, who issues your receipt and handles taxes. The price is shown before you pay. Because the report is generated and delivered for your address immediately, you agree that delivery starts at purchase and that the report is not refundable once delivered, except where we could not retrieve parcel data for the address — in that case contact us and we will refund the purchase.
4. Your access
After purchase you receive a link to your report and an email with the PDF attached. Without an account the link opens the report online for 30 days and allows one PDF download. If you create a free account with the email address you used at checkout, your reports stay available in your account for at least 12 months with unlimited downloads. For 30 days after a report is made you can correct which side of the lot faces the street; after that the licensed parcel record behind the report is deleted and the report stays as it is. Keep links and sign-in codes private: anyone with them can open the report. You may use a report for your own evaluation of the property; you may not resell it, scrape the Service, or redistribute the underlying parcel data in bulk. A report is prepared for its purchaser: you may show it to your own advisors, lender, architect or contractor for their information, but no one other than you may rely on it.
4a. Early access
While an app is in early access it may change, stop or lose data without notice, and it may be free of charge. If you send us feedback, answer a survey or report an error, we may use what you tell us to improve LotLens, without owing you anything for it; we never publish it with your name. Whether we may record how you use the apps, and email you surveys, is your choice, explained in the privacy notice under “Beta research”.
4b. LotLens Model
A LotLens Model kit is a card model of a house to print, cut and fold, made from public laser measurements of the roof, street-level pictures or your own photos, and rules for what none of them shows (drawn dotted). It shows the house as we measured it and is illustrative only: it is not a survey or a record of the building. Kits are licensed for your personal use: print and build as many as you like; do not resell them.
If you add photos of the house to an order, you confirm that you took them or may use them, and that you may send them to us. We use them only to make your kit, and we delete them 30 days after your last kit is made, as the privacy notice says.
4c. Packs and plans
A pack is a number of Lot Reports or Model kits bought at once for a lower price each. It belongs to the account that buys it: each report or kit is made when you choose a lot or a house, and counts as one of the pack. A pack is used within twelve months of its purchase; what is left after that lapses. Because a pack is bought at its price for the whole number, it is not refundable once any report or kit has been made from it, and before that only within fourteen days; a report or a kit made from a pack is not refundable once delivered, as section 3 says. A pack cannot be shared between accounts or resold.
A plan is a monthly fee for a named number of people in one office, with a number of Lot Reports included each month and further reports and kits at the plan’s price. Included reports do not carry over to the next month. A plan renews monthly, or yearly where paid for a year, until you cancel it from your account or by writing to us; cancelling stops the next renewal and keeps the reports already made. A seat is one named person; a plan’s reports may be shared within that office and shown to its clients as section 4 allows, and no one else may rely on them. The prices, what each plan includes and the terms of a pack are stated on the pricing page at the time of purchase.
5. Data sources
Parcel and zoning data are licensed from LOVELAND Technologies, Inc. (Regrid) and remain their property. Home values by ZIP code are from the US Census Bureau (American Community Survey) and the Federal Housing Finance Agency (House Price Index). Flood zones are from FEMA. Each provider updates on its own schedule and may contain errors; we do not guarantee accuracy, completeness or currency.
6. AI-generated content
The written analysis in a report is produced by an AI model from the computed data and can contain mistakes. Drawings and 3D models are generated from parcel geometry and rule tables and are illustrative only. In LotLens Model an AI model marks the walls, windows and doors on street-level pictures and your photos; the measurements taken from those marks can be off.
7. No warranty; limitation of liability
The Service and every report are provided “as is” without warranty of any kind. To the fullest extent permitted by law, LotLens and its members, contractors, licensors and data providers are not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profit, property value or opportunity, arising from the Service or reliance on a report. Our total liability for any claim is limited to the amount you paid for the report concerned.
8. Acceptable use
Do not use the Service to harass property owners, to make automated bulk requests, or in any way that breaks the law or our data licences. We may suspend access that violates these terms.
9. Changes and governing law
We may update the Service and these terms; the date above shows the current version. These terms are governed by the laws of the State of Texas, and any dispute will be brought in the state or federal courts located in Travis County, Texas.
10. Contact
Questions about these terms, and corrections to a report: write to support@lotlensai.com. Purchase, receipt and refund questions can also be raised with Paddle from your receipt email.
